When someone learns that I am a REALTOR®, one of the very first questions I often hear is, 

“How is the real estate market?”

They may be looking for a simple, "Its a sellers market/buyers market"

But there are more things to consider! Months of invetory is one thing to look at. Our local markets in Friendswood/Pearland/League City hover just under or around 2-3 months supply in summer. What this indicates is, if all trends remain the same, and people continue to purchase as they are right now, with no new homes coming on the market, every active listing would dissapear from the market in 2-3 months.  

With less inventory on the market, sellers have less competition. 

The next thing I would tell them is that there is a very clear year-over-year trend. 

While past data does not always predict the future outcome of the market, it is a very good indicator of the seasonal swing in the real estate market. 

Everyone is moving in summer! Days on the market in summer and short, but "days on market" tends to soar in the winter.
