Saving money when purchasing a home

Are you in the market now to purchase a home? Purchasing a home is a huge commitment and it is very wise to have your home inspected.

I recently represented a buyer purchase a home. We found a home practically new at a fantastic price too. The buyer chose not to have the home inspected because the home was so new and they felt everything would be ok.

Well, they purchased the home....everything went very smooth. However, after they took possesion of the home, they found they couldn't control a ceiling fan. Switches didn't control it, no pull chains to control it. So they thought it was remote controlled. We ask the seller....no response. As far as the seller was concerned the transaction was a done deal. It's not their property anymore and really didn't care to help the buyer. 

If the buyer had hired an inspector, this minor issue would have been discovered during the option period. A period where the buyer had more control of the situation and more bargaining power. I hope for the buyer's sake this is the only inconvenience they experience.

So when you are in the market to purchase a home, whether it is a new, a few years old or appears to be in good condition.........always get the home inspected.
