If you want to successfully sell a home, make sure that the price is right. Let’s agree on one point – Buyer’s know a good deal when they see it. Pricing your home too high will scare away potential buyers or worse, it will give them the impression that it’s not even worth submitting an offer. On the other hand, selling a property way below the fair market price is a rip off, and would take a skilled marketer to handle the multiple offers that will be pouring in to get the highest and best price. Pricing your home correctly will sell it faster with a high market price with the best terms.

Show it off!

Let’s say you have a crush on somebody and both of you are going on a date. What will you do? How will you show off? Are you going to show up with unkempt hair and terrible clothes? No! The same is true when selling a house. Buyers want to see the property before buying it (both online and in person) — use this to your advantage. How? By making sure that the home in the best showing condition —- clean, clutter-free and damage-free. Observe the competition. Take a look at the condition of the houses that are selling in the area. Replicate it or better, surpass it. View your home as a potential buyer. First impressions make a big impact on a buyer’s decision. Remember, you only have one chance to do it!

Be Professional — Not Only Offline but Also Online

The internet makes it easier than ever for buyers to find homes. In today’s digital age, having a professional internet listing is not an option — it’s a must. To bolster your online presence, make sure that your property listings come with professional looking high resolution photos that are correctly sized/cropped. Buyers also love reading a complete and engaging description of the property and captions for the pictures.

Use a Showing Service

Do you know why many listing agents and home owners fail to sell a home? Because most of their buyers don’t even have the chance to see the property. Let’s admit it that sometimes, we fail to respond on a buyer’s showing request because we’re too busy. Or worse, the owner has placed too many showing restrictions. If you want to sell a home, make it convenient and easy for your buyers to check out the property. The best way to do this is by using a reliable showing service to book appointments. Most showing services make use of online scheduling software and call center agents.

Market Your Home Effective and Competitively

Do you know the difference between advertising and marketing? Advertising means “getting the word out”. You do this in several ways like sending out emails, putting a sign in the yard, or by posting on home search websites. Marketing, on the other hand, refers to the strategies that you are going to use in order to sell the home to get the best terms at the highest possible market price.

As a listing agent, your responsibility is to advertise the home, study the market activity, and bring in offers. Once offers have been submitted, create a timeline to get the highest price/best terms with a specific end date or “last call for offers.” If buyers know there are other interested parties, the fear of loss could cause the buyers to submit higher offers. Essentially, you are sending out the message that says: “Hey, check out this property. There are offers right now and the last day to submit your offer is on . Make an offer or forever hold your peace!”

A sound marketing strategy also requires top-notch customer service not only for potential buyers but for other listing agents as well. A professional listing agent answers questions and emails promptly, and is trustworthy and comfortable to work with —- I’m sure your clients and colleagues will love it!
