Homes Sold Shadow Creek Ranch in June

I did a comparison between the houses sold in Shadow Creek Ranch in June 2014 vs June 2015.  There’s only one surprising number and it is the number of houses sold.  The number of houses sold last year was 67 while it went down in 2015 at 43.  All the other numbers are no surprise. Average sales price went up.  It increased 5.4% from $283,609 to $298,795.  The increase is more prevalent by examining the figure of price per square foot.  Price per square foot went up 12% in the same period.

Days on the market went down.  The average DOM for properties sold in June of 2014 is of 25 days. This number went down in 2015 to 22 days.  The average size of the homes sold also went down from 3,035 square feet to 2,849.

Homes for sale in Shadow Creek Ranch are competing with newer homes in other subdivisions.  Many of the growth is happening on the subdivisions surrounding Shadow Creek Ranch.  Homes for sale in Sedona Lakes, Southern Trails and Southlake are absorbing many of the customers buying homes in Pearland.
