What is a Home Inspection?

It is a comprehensive report of every item the inspector is qualified to evaluate. This report is based on the Inspectors OPINION and certain guidelines they must follow. Things like the roof, AC, structure, plumbing, electrical and a host of items. It will be a massive report that can scare the heck out of you, but no worries, it's only a report. It's like getting your car totally checked out and the mechanic writes down everything he thinks is a problem.....key words....everything he THINKS is a problem.

What are inspectors checking?

Inspectors are checking a home based on building codes. It is based on the current years building codes therefore a home built in 1955 will still be evaluated based on whatever the current years building codes are. Example home from 1955 is evaluated based on 2018 building codes, if the current year is 2018. So, it will not meet current codes, but that does not mean anything is wrong.

Why get an Inspection?

It is OPTIONAL but it will tell you many items or things you may need to have a heads up on or items you may need to deal with in the future. To me it's a guide. It allows me to decide if I want to deal with certain things or not. You can ask the seller to fix things, but remember the seller can say, "YES," "NO," or not respond at all. No seller has to fix anything so get that out of your head. Every home is as is with all faults, in Texas. 

When you order a home inspection please remember existing homes will have bumps and bruises. Your primary concern will be focusing on health and safety issues.

You will hire the inspector, we'll give you a list of inspectors or you can locate your own.

The inspector will attempt to locate everything they are qualified to find in a home that may not be up to the current years code, that does not mean something is wrong. Do not panic when you see a list of concerns because many Items will be for informational purposes only.

Keep in mind you will hire the inspector. I suggest you choose your own from the list or by any other means. I never recommend inspectors to buyers. I'll just give you contact numbers for several and you call for pricing, timing, etc. I want you to be sure you hired someone who is working for you and only you. Also, if your inspector tells you something will fail in 2 months or the next 8 months ask that inspector for the upcoming lottery numbers because I haven't seen one inspector predict the future clearly yet.
