hours)
- Law of Agency core real estate course (30 classroom
hours)
- Law of Contracts core real estate course (30 classroom hours)
- An additional
60 hours in core courses or in related courses acceptable to
the Commission.

License (Form SL-6)
- Pay application fee of $67.50
and a $10.00 Recovery Fund fee unless previously paid
- Successful completion of the salesperson
exam within 6 months of filing the application (exams are
administered by Experior
Assessments)

Real Estate Broker Requirements |

- Citizen
of the United States or a lawfully admitted alien
- Resident of Texas at the time application
is filed (if not a Texas resident, applicant must be licensed
as a real estate
broker in their state of residency)
- At least 18 years of age
- Found to be honest, trustworthy, & possessing
integrity (the filing of an application authorizes an investigation
of the applicant's background)
Satisfactory evidence of successful
completion of the following education:

A. Not less than two (2) years active experience in Texas
as a licensed real estate salesperson or broker during the 96 month
period immediately preceding the filing of the application; or
If licensed as a broker in another state, not less than two (2)
years active experience as a licensed real estate salesperson or
broker during the 36 month period immediately preceding the filing
of the application.
B. 180 classroom hours of core real estate courses
C. An additional 720 classroom hours in related courses acceptable
to the Commission.

integrity (Background Investigation through DPS)
Qualifies in one of the following ways:

A.
Has been actively licensed as an Apprentice for 3 months during
the 12 month period prior to filing the inspector application AND
has completed 90 classroom hours of core real estate inspection
courses AND has completed 25 inspections while licensed as an apprentice
under the direct supervision of the sponsoring professional; or
B. Has completed 120 hours of core real estate inspection
courses. Of the 120 hours, 30 hours of core inspector education
must contain 10 hours credit EACH for the structural, mechanical
(including appliances, plumbing, and HVAC components), and electrical
systems found in improvements to real property; or
C. Has completed 90 hours of core real estate inspection
courses AND has three years of experience as a licensed or registered
architect, professional engineer, or engineer-in-training or
D. Has completed 90 hours of core real estate inspection
courses AND at least five years of personal experience inspecting,
installing, servicing, repairing or maintaining each of the structural,
mechanical and electrical systems found in improvements to real
property.

| Professional Real Estate Inspector Requirements |
| |

inspector
- At least 18 years of age
- Found to be honest, trustworthy, & possessing
integrity (Background Investigation through DPS)
Qualifies in one of the following
ways:

A. Has been actively licensed as a Real
Estate Inspector for at least 12 months during 24 month period
prior to filing Professional Application
AND has completed 128 classroom hours of core real estate inspection
courses, eight of which must be related to the study of standards
of practice, legal issues, or ethics related to the profession
of
real estate inspections. (includes the 90 completed as an apprentice)
AND has completed 200 inspections (175 of which are performed
under
indirect supervision while licensed as a R.E. Inspector & 25
of which were completed under direct supervision as an apprentice)
or
B. Has completed 188 hours of core real estate inspection
courses (includes 8 hours of standards of practice). Of the 188
hours, 60 hours, with 20 hours of course credit each in structural,
mechanical (including appliances, plumbing, and HVAC components)
and electrical systems found in improvements to real property must
be completed; or
C. 128 hours of core real estate inspection courses AND five
years experience as a licensed or registered architect, professional
engineer, or engineer-in-training; or
D. 128 hours of core real estate inspection courses AND seven
years of personal experience inspecting, installing, servicing,
repairing or maintaining each of the structural, mechanical and
electrical systems found in improvements to real property. (The
128 hours includes the 8 classroom hours in the study of standards
of practice, legal issues, or ethics related to the profession of
real estate inspections).
