Bring Your Realtor When Purchasing New Construction

Bring Your Realtor With You to the Builder

Don't think you need a real estate agent to help you with new construction?  You may not think so, but tehre are many advantages to having realtor representation.  Having a real estate agent does not add any additional charges for you.  You are represented by a Realtor at no charge as a buyer whether you are buying resale, leasing a home, or purchasing new construction.  In many instances, builders even offer agent incentives because they want the agent to bring them buyers. So, if you are working with a realtor, don't cut them out of the equation just because you decide to purchase a new home. Chances are your agent has spent time showing you homes already, and remember....they don't get a paycheck for their time unless they sell a home.  Make sure the builder knows you have an agent.  If the builder wants the agent present, make sure she is with you.

Kimberly Berger recently had a client build a gorgeous home with a well-known builder.  Things were pretty smooth for awhile, but the wrong back splash and counters were put in. Her clients were able to contact Kim and allow her tackle the issue.  They were able to avoid the the confrontation and hassle of finding someone that would help get the problem erected.  It didn't happen overnight, but the back splash and countertops were eventually replaced before Kim's client's final walk through. Just because you are purchasing a new home does not mean that the home is going to be perfect. Kim highly recommends that you still get a home inspection on new construction.  More than likely, there will be things that need to be addressed before closing.  Kimberly can refer you to some trustworthy, reliable home inspectors while overseeing that the builder addresses all repairs before closing.

So, when you start looking for a home, whether purchasing resale or new construction....don't forget to call Kimberly Berger.  She has your best interests at heart.  She looks to get you the best deals, makes sure that things are moving along at a smooth pace from contract to close.  Don't forget to let her list your current home if you are selling.  Kim has some special incentives for you if she serves you on both purchasing and selling.  Call Kimberly Berger today at 281-968-9546 or send her an email at kim@kimberlyberger.com to get your appointment with a builder that fits your families needs.
