How to Buy a HUD Home:

All HUD Homes are sold "as/is where is with all faults". That does not mean that a particular home has faults but if it does, HUD will not make ANY repairs.  HUD homes are listed for 10 days. During that 10-day period potential buyers are allowed to view the homes with the help of a HUD Approved Broker (which we are) in order to determine if they want to make a bid on the home. All HUD homes are sold using a sealed bid process.  We list HUD Homes on Fridays and the bid deadline date is 10-days later which falls on a Sunday at Midnight. On the 11th day HUD opens up the bids and whoever has the highest net bid wins. 

There are three(3) things we need to help you submit a bid on a HUD Home. They are:
  • Signed HUD Contract: We prepare this for you once you have seen the property.
  • Earnest Money in Certified Funds: We have to have a cashiers check for $1000 (if the property is $50,001 or more) OR $500 (if the property is $50,000 or less) made out to HUD.  Remember: CASHIERS CHECK
  • Pre-Approval Letter from a Lender:  This is the first item you should get. You should never look for a home without knowing how much house you are approved for.  HUD requires that we have this pre-approval letter in hand before we make a bid.  We would be more that happy to help you get approved to purchase a HUD home with one of our ZERO DOWN Home Loans.
